Meet Andrew KernVision, Execution and a Deep Understanding of Place

Andrew brings hands-on experience across the full development lifecycle—from acquisitions and entitlements to construction, leasing and asset management. He’s led rollouts, managed complex design and build processes, and helped scale urban projects across the Southeast. Before founding Denizen, he served as Development Manager at Third & Urban, delivering high-profile adaptive reuse and infill projects for some of the region’s most recognized destinations.
Andrew deeply understands the business, legal and financial implications of commercial real estate transactions, having negotiated everything from P&S agreements to leases and from both the landlord and tenant sides. He uses this knowledge to ensure site decisions not only make sense on paper, but are backed by data designed to accelerate rollout momentum and market performance.
His career began in architecture, where he honed his eye for design and detail at the AIA Gold Medal-winning firm Leers Weinzapfel Associates. That foundation evolved into a broader real estate practice, including early roles at Pembroke Real Estate (Fidelity Investments’ real estate subsidiary) and leadership in development clubs and networks throughout his career.
Andrew holds a Master’s in Real Estate with a focus in Finance from Harvard University, and dual undergraduate degrees in Architecture and Interior Architecture from Auburn University. He lives in the Lake Claire neighborhood of Atlanta with his wife, Claire, and their sons, Patterson and Robert.
